Why prevention beats repair
Every home carries thousands of small failure points — sealants that dry out, gutters that clog, geysers that scale, hinges that loosen, membranes that lift, cables that heat. Left alone, small failures compound into big ones. A missed sealant becomes a damp problem becomes a ceiling replacement. A neglected geyser becomes a burst becomes a flooded room.
Preventative maintenance is the discipline of finding those small failures on a schedule, and dealing with them while they are still small. It is not glamorous. It is one of the most financially rational habits a homeowner can adopt.

Think of your home as a system with a "maintenance debt" score. Every day, that score quietly increases. Every planned maintenance visit pays some of the debt down. When you never pay it down, it accrues interest — until it demands to be paid, usually at the worst possible moment.
What to check, and when
- Monthly: visible plumbing leaks, DB board and safety devices, door and window hardware, ceiling stains, exterior sealant lines.
- Seasonally: roof and gutters, waterproofing, garden irrigation, pool systems, paint and exterior finishes.
- Annually: full electrical audit, geyser and hot water systems, structural review, pest inspection.
